“A home inspection helps uncover both major and minor issues,” she says. “Structural concerns and safety items are the things you really need to pay attention to.”

Areas like crawlspaces and attics are commonly ignored simply because homeowners rarely go into them. But hidden moisture, pests, or damage in these spaces can become expensive surprises later.

“Even if you’re not planning to sell anytime soon, it’s smart to have those areas checked periodically,” Cindy says. “It can prolong the life of your home.”

Another issue homeowners overlook? Trees.

Branches hanging over the roof can lead to clogged gutters, roof damage, moisture issues, and even pest problems. Preventative maintenance now can save thousands later.

Cindy also reminds sellers that market value, appraised value, assessed value, and insured value are all completely different numbers.

“The market determines what buyers are willing to pay,” she explains. “A lot of people don’t realize that.”
